Instructions for final check-out – Housing Huelva

Dear guests,
if you are reading these words, it means thant the ending of your stay in Huelva is coming…, what a pity 🙁
We wish you’ve enjoyed your stay in one of our flats and got a possitive experience in Huelva 🙂
And will suggest our city as Erasmus destination for your friends and university classmates,
and, if they’d need help, we will be glad to help them to find accommodation in here 🙂

Let us inform you now about our simple check-out process.

Here you will find all you need to know about checking-out out of your apartment.
If you have any questions, please do not hesitate to contact us by email (info@housinghuelva.com)

Check-out is at 13:00h or before. If you have requested a late check-out and we have agreed to accommodate you, you will be required to pay the full cost of one night’s rental.

– Before checking-out, we kindly ask all guests to return the apartment to the same state of cleanliness as found upon arrival, with the exception of dirtiness caused by normal and acceptable use of the accommodation. Should the guest require it, Housing Huelva may provide additional cleaning services at an extra cost (depending on the number of working hours needed). Please contact us for more information about this.

– Please, check the following instructions about how to check-out of the apartment and where to leave your keys:


Instructions for final check-out

(Reminder, the room/apartment should be in as good, or better, condition as it was the day you entered– ready for someone else to move into immediately!)

  • The check-out meeting will be held at Housing Huelva office the day of your official ending of the rental contract. Bear in mind that our working hours in February 2020 are from Monday to Friday from 10:00h until 14:00h and from 17:30h until 20:30h. In that meeting we will all sign up the ending of the rental contract and the return the keys from your side.
  • If you have rented the flat with joint contract, then it’s enough if the last of you is doing the check-out, as long as he/she brings us all the keys back.
  • In order to receive your deposit back, we’d need you (and all your flat mates, in case) send us your bank details to transfer you the security deposit once discounted the proportional part of the last bills of supplies (water, electricity, etc.), replacement of furniture, possible repairs and/or cleaning (if necessary).
  • If any of you have noticed any damages in the flat, please, communicate it to us or to the owner with enough time in advance to check responsibilities and ask to technicians to do the repairs, to ensure proper and equitable damage assessment.
  • Wipe off all surfaces with damp cloth (drawers, dressers, desks, shelves, windowsill, and window frame) and Vacuum (or brush and wash) floors thoroughly and wipe up stains or spills (remember closets and areas under beds and behind desks and sofas)
  • Remove adhesives and all posters, decals, tape, gummed labels, etc. from all surfaces (walls, doors, mirrors, and windows) and clean off black marks, finger marks, etc.
  • Empty wastebaskets and remove all trash to dumpster. Wash inside of wastebaskets.
  • Return all furnishings that may have been removed from room/flat.
  • Bed frames must be put together correctly, all the mattresses have to be clean (no stains) and with the covers placed.
  • Return electric applies like refrigerator, freezer, dishwasher, oven, microwave, toaster, etc cleaned and the kitchen stoves and utensils (plates, cutlery, pans, pots, etc.)
  • Remove all personal belongings from room. Anything left behind in your room will be considered garbage and will be disposed of by the owner or the cleaning service. You will be charged for that labor.
  • In general, if any replacement of furniture, utensils, cleaning or repair is required, you will be charged You’ll need to leave your room/apartment cleaned, well maintained and all your belongings removed.

NOTE: You must officially check-out at Housing Huelva. Failure to do so results in a €100,00 charge for unreturned room/apartment keys, because the owner will have to change the lock of the main door.

Arrival and leaving times

Check-in; Late Check-in; NO SHOW & Check-out

At Housing Huelva we offer a free of charge Check-in service (in the apartments)
for our registered customers during our working days and hours:
From Monday to Friday from 10:00am until 2:00pm and from 5:30pm until 8:30pm*.
*NOTE: In cases of maintenance works in any apartment, Housing Huelva reserves the right to postpone the Check-in until 4 pm.

To make your moving more comfortable we also offer a Late check-in service (until 11:pm and during weekends)
that can be arranged by email (info@housinghuelva.com) or by phone (+34653433822)
as the guests book this in advance and arrange all the necessary details (kind of transport used and arrival time, etc.),
so we could confirm a meeting in the apartment at the most convenient time for each part.
The price of this service is 50,00€ (VAT included)

The latest check-in time is 11:00 pm, after which we may cancell the booking of the apartment for “NO SHOW”
and give it to someone else if the reservation has not been prepaid for or the guests does not phone in (+34653433822)
to indicate their expected time of arrival. 11:00pm is our deadline for checking in because the reception desk must close for the night.

For the most cost-effective usage of the apartments occupancy, guests should try to arrive within our working hours (check-in)
and leave or hand over the keys the last day of the rental contract before 1:00pm (check-out).

However, we understand that doing so may not always be practical because, for example, a guest’s flight arrival and departure times
or bus trips may not align with a the apartment’s check-in and check-out times,
but we are open to hear your requests, we just need a good communication both ways.

Administration fee

At Housing Huelva we charge and administration fee for our services and it depends on the length of your stay:

  • less than one semester – minimum 2 months (100€ each of the tenants renting the flat)*
  • 1 semester stay (half of the total value of a month’s rent)*
  • full academic year stay (one month of rent)*

    Our serivces include:
  • – possibility of booking in advance or participate in the Housing Tour
    – drafting of the tenancy agreement
    – advice, english translation (non official) and explanation of the rental contract before being signed
    – keys handover and collection (the last day) in the rented apartment (Monday to Friday from 10:00 a.m. until 2:00p.m. and from 5:30p.m. until 8.30p.m.)
    – custody of a key duplicate in our office for emergencies (Monday to Friday from 10:00 a.m. until 2:00p.m. and from 5:30p.m. until 8.30p.m.)
    – inventory recording and review (at check-in and check-out)
    – maintenance reports by phone or email (Monday to Friday from 10:00 a.m. until 2:00p.m. and from 5:30p.m. until 8.30p.m.)
    – detailed explanation of upcoming rent payments and bills
    – control of rent and bills payments (with the objective of a fair deposit refund)
    – renewal or extension of the contract if necessary (whenever it is communicated within 30 days prior to the contract ending)

*40% discount for universitary students, with the Student’s card TUO (Tarjeta Universitaria Onubense), please refer us that you are student on your request.

HomeStay – Living with families in Huelva

Living in a family home is an enriching experience that allows cultural and emotional exchanges.  
Living with a family is the best way to learn the language, culture and live a different experience in Spain.
We are fortunate to be located in a region (Andalusia) where Spanish people are truly welcoming: such is their culture.

The rooms can be rented for short stays (minimum 6 months up to 12 months) and no payroll or endorsement is necessary.
You only have to certify your status as a student (erasmus are welcomed), professor or researcher at the University of Huelva
or  in any school in the province of Huelva.
Housing Huelva offers you rooms in families, fully equipped.
All the rooms we offer are fully furnished and equipped, and comply with the corresponding safety and hygiene guarantees
and some families are offering also meals (full board), laundry and ironing, cleaning, etc. (please, ask conditions).
If you have any special needs, tell us and we will do our best to take it into account for the family allowance.
Housing Huelva is responsible for managing the rental contract for the room you choose and,
as our mediation services are free of charge for students, the only costs are:
The payment of the first monthly rent (that will be requested in advance by bank transfer or in cash at our office)
– The deposit required by the owner of the apartment: one monthly payment (to be refunded at the end of the tenancy)

Self-protection tips in case of storm or strong winds.

Hey guys, as you’ve seen, it’s raining hard in Huelva and it’s too windy. Please, make sure that you are safe, that’s the most important.

Don’t wait for a storm to come, take these steps to protect yoursellf and your home from severe weather


– Always take all kinds of precautions so that the accident or catastrophe does not occur.

– If the catastrophe occurs, always keep calm. Think and then act. Do not run or scream, panic usually causes more victims than the sinister itself.

– In case of any emergency, call to 112 EMERGENCIAS

– Do not spread rumors or exaggerated reports about the dangers or damages.

– Use your phone only for urgent calls or to inform the Authorities.

– Follow the instructions issued by the competent authority at all times.

– Collaborate, to the extent of its possibilities, with the Extinction Services and Official Organizations that intervene in the incident.

– There are no fixed rules that can eliminate all the dangers, but the damages can be reduced if these rules are followed.



– A torrential rain can quickly produce large flood in your balcony, terrace, atrium, etc. So please, make sure that all the drains are clean, so they won’t get clogged.

– On the other hand, the release of electrical charges accumulated in the clouds can be especially dangerous if you have metallic objects outside (balcony, terrace, etc.), move away from metal structures, fences and poles or power lines to avoid attracting electric shocks.

– Do not carry metal objects when there is a thunderstorm.

– At home, keep the doors, windows and shutters closed, and unplug electrical appliances from the network. Disconnect the antenna sockets from the TVs.

– If you notice the presence of fallen power lines, do not touch them.

– Strong winds with gusts exceeding 80 km / h produce accidents that advise the adoption of precautionary measures, especially in the street, so wait at home until the storm will pass away.

– In the street you must be very careful with falling cornices, antennas, advertising panels, scaffolding and in general with all temporary facilities. Do not protect yourself from the wind in areas close to walls, walls or trees. Walk on the road, as long as the road traffic allows it.

– In the homes have the balconies and windows tightly closed, remove the pots and other objects to avoid breakage and fall to the street. Prevent an alternative lighting system before the possible.


We don’t know what to tell you more, just take care of yourself. Stay at home a few days and soon we will be going to our beloved beaches of Huelva 🙂

Es bien sabido por todos que el mercado inmobiliario se encuentra estancado y que, aunque se han vuelto a activar las compra-ventas en el sector, la realidad es que hay un gran número de propietarios con viviendas vacantes y parece que así será por mucho tiempo…

Si es usted una de esas personas que quiere sacarle rentabilidad a su segundo inmueble, si se ha planteado alquilarla y no sabe cuál es la mejor, más rentable y segura fórmula para hacerlo y si, además, no tiene tiempo o ni siquiera vive en Huelva, le proponemos simplemente que deposite en nosotros su confianza y le aseguramos que todo serán beneficios. Hemos desarrollado para usted, un estudio de la rentabilidad del alquiler para estudiantes, una tendencia que se está asentado con el paso de los años, y le explicamos porqué:


El primer beneficio de alquilar su vivienda a estudiantes parten de una premisa fundamental, el bajo índice de morosidad o impagos, ya que son, normalmente, sus progenitores los encargados de los pagos y, en muchos casos, estos estudiantes tienen concedida una beca, lo que garantiza una solvencia mayor (como es el caso de los estudiantes Erasmus u otros estudiantes de fuera de Huelva) Ayudas al alquiler

Otro punto a destacar es la estacionalidad de estos alquileres, ya que suelen ser por un semestre o un curso académico completo, con lo que la vivienda volvería a estar disponible en un breve período de tiempo, dando la posibilidad de realizar mejoras o reparaciones y de cambiar de inquilinos para el próximo curso si así se desea. A esto habría que añadir que desaparece el miedo a que la vivienda quede “okupada” con inquilinos morosos.


En los pisos de alquiler para estudiantes en Huelva, cada uno suele gastar entre 150€ y 200€ al mes por cada habitación (dependiendo de las calidades y sin incluir facturas). En los casos en los que se alquila por habitaciones, se puede obtener incluso más rentabilidad. Con lo que el precio de mercado de un apartamento de 3 habitaciones, por ejemplo, puede oscilar entre los 450€ y los 600€, con lo que se suele cubrir la hipoteca, en el caso de que la hubiere. Además, un apartamento vacío siempre genera gastos, aunque sea los mínimos, como por ejemplo los de los suministros de agua, electricidad, gas y comunidad de vecinos, con lo que alquilando a estudiantes, estos gastos estarían también cubiertos.

Perfil de la vivienda

¿Qué características debe tener un piso para que les guste a los estudiantes?

En primer lugar, debe estar bien ubicado, cerca de la Universidad o bien conectada con ésta en autobús. Si, además, están cerca del centro, mejor, ya que se trata, en su mayoría, de estudiantes de entre 18 y 25 años y demandan una serie de servicios que suelen encontrarse tan sólo en el centro de la ciudad.

Los estudiantes suelen buscar apartamentos de 3 o 4 dormitorios (es más económico dividir los costes de alquiler y facturas entre más personas), que sean amplios y luminosos, que estén amuebladas y, a ser posible, con escritorios en cada habitación. En cuanto al equipamiento técnico, deben contar también con todos los electrodomésticos en buen estado y, casi más importante, que tenga Internet ya instalado. wifi (1) Deje también suficientes utensilios de limpieza, que no suelen ser caros y les resultarán muy útiles a los inquilinos. Así no tendrán excusas para limpiar 🙂 propietario2
